New York Standard Operating Procedures

Pursuant to Section 442-H of the New York Real Property Law and the regulations of the New York Department of State, Division of Licensing Services, Roesch Real Estate Group publishes the following Standard Operating Procedures (“SOPs”) describing the prospective-client requirements applied prior to providing services.
1. Identification
Roesch Real Estate Group does not require prospective clients to show identification prior to an initial conversation about representation. Government-issued identification may be requested at a later stage of an engagement — for example, to complete a lease application, transaction documents, or to comply with anti-money-laundering, fair-housing, or know-your-customer obligations.
2. Exclusive Brokerage Agreement
Roesch Real Estate Group does not require prospective clients to enter into an exclusive brokerage agreement as a condition of an initial consultation. Written brokerage agreements, including exclusive arrangements, may be negotiated where both parties agree that one is appropriate for the engagement.
3. Mortgage Pre-Approval
Roesch Real Estate Group does not require prospective purchasers to obtain pre-approval for a mortgage loan as a condition of receiving services. Demonstrated financial capacity — through proof of funds, a pre-approval letter, or equivalent documentation — may be requested by counterparties at later stages of a transaction.
